  • Future Grand Highland Park

    Future Grand Highland Park

The City of Mississauga’s 11.5-hectare, or approximately 28-acre, Grand Highland future park is planned for the Hurontario neighbourhood near Hurontario Street and Highway 403. For buyers and sellers considering this area, the project is an important neighbourhood development to follow.

Conceptual design is planned through 2025–2026, followed by a second phase of public engagement in 2026. This next engagement opportunity is intended to gather feedback on the proposed concept and help shape the park’s future features.

Final design and construction are planned for 2026–2027, so the park’s delivery timeline extends across both years. The concept plan includes walking trails, natural areas, a playground, spray pad, community garden, picnic areas and spaces commemorating the historic Antrex Indigenous Village.

In my weekly work with Hurontario buyers and sellers, I’m watching this project closely because future amenities can be an important part of understanding a neighbourhood’s long-term appeal. If you’re considering a move near Hurontario, reach out for current local insight and real estate guidance.

  • Ontario’s 1.5M Home Target Needs Reform

Ontario’s ambitious goal of building 1.5 million new homes is running up against real structural challenges. As someone who values honesty and transparency in every transaction, I believe it’s important to recognize that the current patchwork of municipal zoning and building codes often leads to higher costs, longer wait times for approvals, and makes it difficult to use efficient, standardized designs across different cities. The province’s proposed reforms—introducing unified standards, allowing as-of-right townhouses and multiplexes, reducing parking and setback requirements, and streamlining code reviews—could be a step in the right direction.

Yet, even with these changes, municipalities will need years to update their plans, revise bylaws, and align infrastructure before we see real improvements in housing supply. For buyers looking at new builds today, there’s a window of opportunity: eligible purchasers can take advantage of temporary HST relief until March 31, 2027. Of course, choosing a reputable builder remains essential.

Since it’s unlikely that these supply changes will dramatically improve affordability before 2031, careful planning around current home prices, financing, and your own risk tolerance is crucial. I’m committed to providing my clients with reliable guidance throughout this evolving landscape—because your best interests always come first.

  • Canada Housing Starts Trend Down 1.3%

Housing activity across Canada is shifting, with the six-month trend in housing starts softening by approximately 1% month-over-month in mid-Q3, bringing the pace to about 244,000 annualized units. While the monthly figure held steady near 229,000, we’re seeing a slight cooling, especially in larger urban centers. Actual starts in these areas reached 17,700, down about 2% from last year, and overall starts for the first eight months stand at 149,500—reflecting a modest 4% decrease.

Despite this, the pipeline remains strong: homes under construction in cities over 50,000 population only dipped by less than 1% to 371,700 units. However, completions slowed more noticeably, dropping about 11% month-over-month to 17,600 units. Permits for future projects edged up slightly by less than 1%, with 142,400 units now approved and waiting to break ground.

Although housing starts remain elevated compared to recent years, the data suggests a gradual moderation in construction as we head toward year-end. As someone who values transparency and integrity, I believe it’s important for both buyers and sellers to understand how these trends can influence their decisions—whether you’re searching for your next home or looking to make a strategic move in today’s real estate environment. My focus is always on guiding clients with honesty and professionalism, ensuring you have the knowledge you need to navigate this evolving market with confidence.
