The federal housing agency estimated Canada needs 417K to 469K new homes yearly through 2036 to restore housing affordability across ownership and rental markets.
On its current path, Canada is set to build ~231K homes annually, far below that need, leaving a ~2.4M-home gap over 10 yr.
The agency said slower population growth briefly improved affordability, but construction slowed faster than demand, raising the risk Canada underbuilds during a softer market.
Builders recorded ~132K housing starts through the first seven months of the year, ↓4% yearly, showing national construction momentum has weakened recently.
The slowdown has been strongest in homeownership projects, while financing programs and zoning reforms supported rentals; the agency said stronger market momentum is needed.
