Transparency and integrity have always guided my approach in real estate, so it’s important to shed light on the changing market landscape—especially for those considering condo investments in the GTA. In Mid-Q3 2026, the average home selling price in the GTA stood at $993K, reflecting a yearly decrease of about 3%. Condo apartments averaged $618K, also dipping below last year’s figures, but it’s the micro condos—those under 500 sq-ft—that saw the most pronounced depreciation. These compact units proved the hardest to move, as buyers increasingly favored larger spaces and had more options to choose from. During Early-Q3, about 98% of GTA neighborhoods with at least five condo sales saw properties selling below list price, giving buyers more negotiating power than usual. Single-family homes experienced underbidding as well, in roughly 92% of neighborhoods, but condos felt the impact more deeply with waning investor interest and longer times on market. As an award-winning broker and negotiation expert, I’m committed to helping my clients navigate these shifts with honesty and competence—always working to secure the best results for you, whether you’re buying or selling.
