When we look at Canada's housing market today, it's clear that real affordability gains remain out of reach for many. As a real estate broker who values transparency and integrity, I pay close attention to what drives lasting change. Recent improvements in affordability have mostly been the result of broader economic uncertainty, not fundamental shifts in how we build or supply homes. According to national housing economists, the only real solution is to significantly boost supply—especially by embracing higher-density housing options. Yet, there are important questions about whether traditional condo developments can truly meet the needs of today's families, particularly when larger, more affordable units are still so scarce. Current forecasts reveal an annual shortfall of 187,000 to 238,000 homes, making it clear that without a meaningful increase in construction, any progress could quickly disappear. These challenges reinforce why my approach centers on guiding clients through an ever-changing landscape, always working to align their needs with the realities of the market. Every family deserves options that fit their lifestyle and budget, and I am committed to helping you find the right path—no matter how complex the market becomes.

Canada’s Rental Conditions Grow More Favourable
As someone who values transparency and always puts the needs of my clients first, I pay close attention to trends that impact your real estate goals. It’s encouraging to see Canada’s rental conditions continuing to shift in favour of renters. According to the late-Q3 update, national asking rents for one- and two-bedroom units remained steady month-over-month in mid-Q3. While we’ve seen yearly declines, the national drop is now the smallest since early Q1 2025, which may signal the start of a more stable rental market across the country.
Vancouver still holds its place as the highest-priced rental market in the nation, while Edmonton offers the lowest average asking rents among the cities tracked. Calgary, meanwhile, sits comfortably in the middle—ranking 16th—giving renters a balanced set of choices as they compare options. Overall, we’re seeing a more renter-friendly landscape, with softer annual pricing and those early signs of stabilization after a long period of cooling.
If you’re navigating the rental or purchase market, my experience as an Accredited Buyer’s Representative and Real Estate Negotiation Expert is here to guide you with honesty and integrity, ensuring your best interests are always front and center.

Mississauga Homebuyers Enjoy More Affordable Prices This Year
As we review the latest numbers for Mississauga’s real estate market, it’s clear that while the average home price has edged up by 3.5% to $929,600, prices are still lagging behind where they were a year ago. For those considering their next move, it’s important to note that new listings have surged by 22.2%, providing buyers with more options, while inventory remains steady at 4.8 months. Detached home prices have held firm, but we’re seeing a gentle rise in both condo sales and prices. I always keep a close eye on these shifts to help my clients make confident, informed decisions.
