  • Ontario Rental Rules Reshape Eviction Steps

Starting September 21, Ontario landlords may issue N4 non-payment notices with dates at least seven days after notice, down from 14 days in most cases.
That shorter N4 deadline is not an eviction: landlords still need a board order, and they cannot change locks or remove tenants themselves.
Ontario also will set a clearer standard for repeated late rent: payment arriving seven days late on at least three occasions within six months.
For some N12 personal-use notices, landlords can avoid 1 mo's rent compensation if notice gives at least 120 days and ends with the rental period.
After an N12 move-out, the intended occupant is expected to move in within 60 days; otherwise, a rebuttable presumption of bad faith can arise.
Overall, Ontario's changes aim to speed board cases while preserving hearing rights, making faster responses, accurate notices, and careful records more important for both sides.

Mississauga could receive up to $401M for housing-related infrastructure

Mississauga could receive up to $401.4 million from federal and provincial governments for housing and transit infrastructure through the Development Charges Reduction Program. The funding would support two transit projects: a new zero-emission transit maintenance and storage facility to accommodate anticipated ridership growth, and the Downtown Transit Mobility Hub to expand and integrate transit services. Funding depends on agreement approvals.

  • Ontario Condo Closings Face Value Gap

Current Ontario condo closings left some purchasers owing up to 30% above a unit’s market value, as proposed units had fallen below their contract prices.
Many purchases could not close because banks based mortgage advances on current unit value, leaving insufficient closing funds when contract prices exceeded appraisal.
Long gaps between signing and closing came from pre-sales, approvals, permits, contractor agreements, and labor shortages, giving falling markets time to upend buyer plans.
In Ontario’s earlier seller’s market, developers sometimes canceled deals when costs surged, prompting provincial scrutiny, proposed penalties, and calls for independent reviews.
Purchasers faced complex contracts with limited escape routes: usually only a 10-day cooling-off period, or termination if occupancy missed the outside occupancy date.

  • 3 Home Safety Risks You Might Miss

Even well-maintained homes can hide costly safety problems. Experts say the easiest issues to miss often involve water, air quality, and aging household systems.
Excess water can start with minor leaks, clogged gutters, or cracks, then lead to foundation trouble, electrical hazards, pests, mold, and damaged floors.
To catch moisture early, check bathrooms, basements, kitchens, windows, and other humid spots. Smart leak detectors near washers or water heaters can help.
Poor indoor air quality is often invisible, yet dust, allergens, and mold can affect comfort and health. Regular filter changes, vent cleaning, and ventilation matter.
Aging systems deserve routine checks before failures become expensive emergencies. Build a monthly and seasonal checklist, test safety devices, and schedule professional maintenance when needed.

  • Ontario Rent Rules Shift in September 2026

Starting September 21, 2026, Ontario's N4 non-payment notice for monthly and yearly tenancies will shorten from 14 days to 7 days before L1 filing.
Tenants can still void an N4 by paying full arrears before the termination date, and payment may still stop proceedings after filing.
Ontario will define persistent late payment as rent arriving >7 days late on at least 3 occasions within 6 mo, creating a clearer N8 threshold.
At non-payment hearings after September 21, tenants raising maintenance, harassment, or entry issues will need to pay 50% of claimed arrears 7 days beforehand.
For N12 personal-use evictions, 120-day notice will waive one month's compensation, but the occupant must move in within 60 days or face a bad-faith presumption.

  • Canada Is Looking Beyond the U.S.

Canada is opening a bigger economic door to Europe, as it looks to reduce reliance on the U.S. and build stronger international partnerships.
The opportunity goes beyond trade: energy, AI, critical minerals and infrastructure could become major areas for cross-border investment.
A broader network of trading partners could redirect capital, creating new opportunities for Canadian businesses, investors and infrastructure projects.
Takeaway: Canada’s next growth story may be shaped by where it builds new economic partnerships—not just by what happens south of the border.
